Project Manager

Position Overview

The Project Manager manages the daily construction activities and delivery of construction projects, which involves contract preparation, on-site coordination, quality control, and all aspects of contract management. This individual will communicate directly with the Owner/Developers, their representatives, and subcontractors as it relates to project cost, staffing, and scheduling. Additionally, they will prepare project status reports while working to ensure that plans adhere to contract specifications.

Reporting Structure

On projects with one Project Manager, that Project Manager is the field leader who will be reporting directly to the Project Executive Sponsor. On projects with multiple Project Managers on-site, they are the leaders of their assigned area and will report directly to the Sr Project Manager or Project Director. Regardless of rank, Project Managers share equal responsibility with the on- site Superintendents for the overall success of the project. Project Managers exercise direct and indirect supervision over Assistant Project Managers, Project Engineers, Project Assistants, and Interns.

Requirements

  • Bachelor’s degree or equivalent, preferably in Construction Management, Civil Engineering, Mechanical Engineering, Architecture, or Construction Management
  • 5–10 years of construction field experience with 3 plus years as an Assistant and/or Project Manager
  • Computer literate. The ideal candidate will have a working knowledge to an advanced aptitude of MS Office Suite, (Outlook, Project, Excel and Word), working knowledge of ProCore, Suretrak or similar software, Timberline software
  • Valid Driver’s License
  • OSHA-30

Knowledge

  • Methods, materials, equipment, and techniques of design and construction, including self-performed work
  • Business and management principles involved in planning, resource allocation, production methods, and coordination of people and resources
  • Layout, surveying, scheduling, drawings, and construction sequence
  • Architectural design
  • Contract documents and specifications
  • Budgeting, cost estimating, and fiscal management principles and procedures
  • Federal, state, and local building codes, ordinances, and regulations
  • Building components and their functions

Skill/Ability

  • Understand and interpret schematics, blueprints, drawings, and technical manuals
  • Interpret oral and written instructions and directions
  • Plan and prepare schedules
  • Organize resources and establish priorities
  • Negotiate and manage contractual arrangements
  • Provide technical guidance and/or supervision to architects, structural engineers, and independent building contractors
  • Assess contract compliance and product/service quality
  • Perform site inspections and/or approve installations
  • Analyze and manage workflow
  • Work independently to identify difficult construction issues, and develop and negotiate solutions that represent the best interest of and minimize risk to the company
  • Create succinct and clear oral and written presentations, especially pertaining to construction estimates, schedules, and services
  • Confront issues, make decisions, and resolve conflicts
  • Establish partnership relationships with co-workers, subcontractors, and owners in order to support their success
  • Analyze problems, evaluate alternatives, and develop and implement sound courses of action in areas of responsibility
  • Adjust to changing priorities from various directives; manage workload changes and impacts, including multi-tasking under stress to meet deadlines
  • Represent the company and the company’s interests in a professional and conscientious manner
  • Communicate effectively with a culturally and ethnically diverse workforce
  • Maintain a safe work environment

Physical Abilities and Site Conditions

  • Requires the use of hands to finger, handle or objects, tools or controls, sit, talk, hear, stand, climb, balance, stoop, kneel, and crouch or crawl
  • Are regularly exposed to moving mechanical parts, fumes, or airborne particles
  • Regularly works on construction job-sites exposed to the outdoors in all types of weather conditions
  • Employee must occasionally lift and/or move up to 75 pounds
  • Must be willing to work long hours, evenings, weekends and holidays
  • Must be willing to work emergency or on-call duty on nights and weekends
