Senior Project Manager

Position Overview

The Senior Project Manager is responsible for managing and ensuring site and office safety, and has extensive knowledge in the day to day execution for their assigned project(s) including managing, coordinating, and supervising subcontractors, vendors, and personnel to ensure the work is completed on time, within budget, while adhering to Build Group’s quality standards and client satisfaction.

Required Education and Work Experience

Presumes all skills and experience listed for Project Manager including:

  • Bachelor’s degree in Construction Management, Civil Engineering, Mechanical Engineering or Architecture
  • 8–10 years of construction, including a minimum of five years in field management as a Project Manager or Superintendent
  • LEED AP preferred

Essential Job Responsibilities

Essential Duties and Responsibilities

  • Primary lead on job site and implements, enforces and effectively manages safety policy and procedures
  • Manages and prioritizes the project budget and ensure Build Group is obtaining the best possible pricing; weighing and eliminating risk in the buyout process
  • Manages and responsible for the ongoing analysis of project buyout, savings, and contingencies; schedules buyout into the overall project schedule and ensures milestones are met
  • Writes and distributes bid packages that clearly define the scope and general provisions
  • Negotiates, analyzes, and prepares subcontracts, purchase order agreements, and cost control budgets
  • Ensures that the project team understands the aspects of the prime contract that relate to their specific responsibilities and demonstrates an extensive understanding of the prime contract checklist
  • Identifies the high-risk provisions of the prime contract and implements project-specific practices to mitigate risk to Build Group
  • Extensive knowledge of contract documents, including reading and writing subcontracts
  • Manages all document control of RFI submittals, change orders, correspondence, permits, drawings, specs, and reports in a systematic and traceable manner
  • Prepares and manages monthly owner billing process and actively pursues owner for prompt payment of monthly progress billing
  • Reviews the timely approval of all change orders and billings, and cost control budget adjustments
  • Responsible for all aspects of the cost report and completes timely submittal of cost reports and effectively communicates risk and projections to senior management
  • Maintains a delay log in conjunction with Construction Manager and inserts delays into the master schedule and send weekly notices to the owner
  • Manages and publishes project schedule on a weekly basis
  • Participates in the development and creation of the baseline schedule and provides weekly updates to the schedule
  • Oversee QA/QC program and the execution of the Punch List Program

Technical Skills and Knowledge Required

  • Extensive knowledge of Prime Contract and contract types: includes lump sum, GMP, hard bid, negotiated, design-build, etc
  • Extensive knowledge of cost control, budgeting, and accurate and decisive cost reporting, billing and forecasting
  • Familiarity with all aspects of building to include site work, structure, finishes, envelope, MEPS
  • Advanced computer skills with the ability to use MS Office with proficiency (Word, Excel, Outlook, Project, and PowerPoint); Knowledge of Adobe and Visio
  • Extensive knowledge of estimating: full estimating services, preconstruction and value engineering
  • Extensive knowledge of estimating software (Timberline and Vico) and can successfully put together an estimate and present to colleagues and clients
  • Has a comprehensive knowledge of the company standard software for project scheduling
  • Proficient in database information flow/costing software (CMIC)
  • Knowledge of AutoCAD, Revit, and other BIM software

Leadership and Communications Skills Required

  • Serve as company interface between Owner-Architect-Build Group Team and is responsible for developing leadership, motivation, and communication with owners, subcontractors and project team and is accountable for their actions
  • Effectively leads to problem prevention strategies to limit reactionary practices
  • Selects, supervises, trains, motivates, assigns, counsels, and disciplines staff
  • Ensures project goals and expectations are realistic, achievable, and revisited/revised at appropriate times during the life of the project
  • Clearly defines goals, understands audiences, manages productive meetings, manages and builds team morale
  • Ability to address an audience of various sizes and effectively communicate his/her message and ideas
  • Ability to write clear and concise thoughts in a professional manner
  • Excellent written and oral communicator
