Dufwin Theater

The Dufwin Theatre renovation transformed a historic seven-story Oakland landmark through a comprehensive 60,260-square-foot seismic and tenant improvement program. The project centered on a major seismic retrofit and modernization of the existing structure while preserving and enhancing its historic character.

Work included a complete exterior façade renovation featuring new windows, upgraded glazing systems, a redesigned building entrance, and a new street-facing canopy that revitalized the building’s presence along 17th Street. Interior improvements included infill construction within the existing atrium across Floors 3 through 5, creating additional usable floor area and improving functionality throughout the building. The renovation also delivered upgraded leasing offices, tenant common areas, modernized restrooms, accessibility improvements, elevator and path-of-travel upgrades, and new building amenities designed to support contemporary office tenants.

Additional enhancements included rooftop amenity spaces, circulation improvements, and extensive architectural, structural, mechanical, electrical, and plumbing upgrades delivered through a Design-Build MEP approach. Constructed to GreenPoint standards, the project successfully repositioned the historic property for long-term use while preserving its architectural identity and significantly improving safety, accessibility, and tenant experience.
