100 Van Ness Emergency Repair Support is a multifamily residential emergency repair and restoration project at an occupied high-rise apartment building in San Francisco. Build Group was mobilized on an accelerated timeline to address extensive water damage spanning multiple floors, coordinating all work within a fully occupied building under the oversight of the Department of Building Inspection.
The project required meticulous phasing and tenant coordination, as DBI prohibited simultaneous work on multiple floors, necessitating precise scheduling across unit pack-outs, trade sequencing, and resident access windows. Build Group managed multiple concurrent subcontractor scopes while maintaining life-safety access throughout the building at all times.
Repair scopes included HVAC remediation, flooring replacement, wall coverings, millwork and cabinetry, corridor finishes, elevator system repairs, light fixtures, and unit-level interior restoration. Close collaboration with building management, the owner’s representative, and the insurance carrier (FM Global) ensured timely approvals and disbursements throughout the multi-phase repair program.
