The 128,651-square-foot project combines multifamily housing, retail, restaurant, and office space within a modern urban infill environment designed to support residential living and neighborhood activation.

The development includes 64 market-rate residential units above ground-floor retail and restaurant spaces, creating a vibrant mixed-use destination integrated into the surrounding community. The project incorporates approximately 79,446 square feet of Type IA warm shell office and commercial space along with residential podium construction and a two-level below-grade concrete parking garage.

Residential amenities include a rooftop terrace, fitness space, resident lounge, BBQ areas, and firepit gathering spaces designed to enhance tenant experience and community engagement. The development also includes flexible commercial and retail environments intended to support future tenant customization and long-term operational flexibility.

Constructed through a design-build delivery approach, the project required careful coordination of structural systems, podium construction, below-grade parking, and mixed-use occupancy requirements. Designed to achieve LEED Gold, Brickline Flats delivers a modern, amenity-driven residential and commercial environment supporting sustainable urban growth within downtown San Mateo.
