H&M – Union Square Flagship

H&M Union Square Flagship is a retail tenant improvement and historic renovation project located in the heart of San Francisco’s Union Square district. This 58,000-square-foot flagship retail build-out transformed a historic structure into a modern, high-capacity shopping destination while preserving key architectural elements of the original building.

The project focused on adapting the historic property to support H&M’s flagship retail experience while carefully restoring and integrating existing architectural features. One of the most complex aspects of the work involved removing the historic vaulted ceiling in sections for off-site restoration before reinstalling it within the completed space. Construction sequencing and coordination were critical to maintaining the integrity of the historic structure while accommodating extensive interior upgrades.

The completed flagship includes new escalators, large-format video display screens, employee locker rooms, stone flooring, a glass balcony overlooking the main entry, a grand staircase, and improvements to the exterior sidewalks. The design blends contemporary retail functionality with the character of the original building, creating a dynamic customer experience within a landmark urban setting.

Completed one month ahead of schedule, the project established a prominent retail destination that enhances H&M’s presence within one of San Francisco’s premier shopping districts.
